Engineering buildings that perform

A building's systems decide whether it is comfortable, affordable to run, and legal to occupy. Our job is to get all three right — quietly, before a single duct is hung.

We founded this practice in 1998 on a conviction that good MEP engineering is invisible. When the mechanical, electrical, and plumbing systems are designed well, nobody thinks about them — the rooms are the right temperature, the lights come on, the water runs hot, and the utility bills stay low. When they are designed badly, they are all anyone can talk about. We build for the first outcome, and we do it by starting from the loads the building will actually see rather than the rules of thumb that oversize everything.

Performance is measured, not assumed. Every project runs through energy modeling and load calculations before we commit to equipment, so the systems we specify are sized for the real occupancy, the real envelope, and the real climate. That discipline is why our plant rooms tend to be smaller, our ceilings higher, and our operating costs lower than a code-minimum baseline — and it is why owners come back to us for the second building, and the third, once they have lived in the first.

We coordinate in BIM from day one. There is no throwing drawings over a wall — the engineer who sizes your systems is the one who models them, clashes them against structure and architecture, and stands behind them through construction administration and commissioning. That means fewer surprises in the field, cleaner installations, and systems that are proven to work on the day the building opens, not months after the ribbon is cut.

Load calculations, air and hydronic system design, plant selection, and ductwork routing tuned for comfort, humidity, and the lowest sustainable energy use.

Electrical & power

Power distribution, panel and feeder sizing, lighting and controls, life-safety, and short-circuit and coordination studies — all modeled and clash-checked.

Plumbing & fire protection

Domestic water, sanitary, storm, and gas, plus sprinkler and standpipe design — sized hydraulically and coordinated tight to structure and ceilings.

Energy & commissioning

Whole-building energy modeling, LEED documentation, and commissioning that proves every system performs as designed on the day the doors open.

Performance first

We size from measured loads and energy models, not rules of thumb. Right-sized systems mean smaller plant, higher ceilings, and lower bills for the life of the building.

Constructible design

Drawings that can't be built help no one. Everything we model is clash-checked against structure and architecture and detailed for the crews who install it.

Code & LEED expertise

Energy, mechanical, electrical, and plumbing codes are the floor, not the goal. Our accredited engineers push past minimums toward LEED and net-zero targets.

From schematic design to commissioning
