How we think about the work

One coordinated model, four disciplines

We don't hand you four sets of drawings that fight each other. Mechanical, electrical, plumbing, and commissioning are engineered together in a single model.

Split your MEP across separate firms and the seams show up in the field — a duct where a beam needs to be, a panel that lands in front of a valve, a shaft too small for the risers it has to carry. We keep all four disciplines under one roof and reconcile them in a single Revit model, so conflicts are resolved on screen months before anyone is standing on a ladder trying to solve them with a reciprocating saw.

The way we scope reflects the way we work. There are no vague hourly estimates and no surprise change orders on the engineering side. Once we understand the program and the drawings, you get a written proposal with a defined scope and a fixed fee. If the design changes, we talk about it before anything moves — never after. The numbers below are starting points by project phase and size, not quotes; the real figure comes once we know exactly what the building needs.

Mechanical / HVAC

Comfort and air quality, at the lowest sustainable energy use.

Heating, cooling, and ventilation start with the loads the building will actually see. We run block and room-by-room calculations, select plant and terminal units, and route air and hydronic systems so the mechanical footprint stays lean and the spaces stay comfortable year-round.

Electrical & power

Power, lighting, and life-safety, fully coordinated.

From the utility service to the last receptacle, we size feeders and panels, design lighting and controls, and lay out life-safety and low-voltage systems. Short-circuit, coordination, and arc-flash studies keep the installation safe, compliant, and easy to maintain.

Plumbing & fire protection

Water in, waste out, and the building protected.

We design domestic water, sanitary, storm, and gas systems, then hydraulically size sprinkler and standpipe protection to the applicable NFPA standard. Everything is coordinated tight to structure and ceilings so nothing fights for the same space in the field.

Energy & commissioning

Proof that the systems perform as designed.

Whole-building energy modeling informs the design, LEED documentation earns the credits, and commissioning verifies that what we drew actually works. We functionally test each system and hand the owner a building that runs the way the model promised.

Process

From concept to commissioning

Every project follows the same four movements. There are no black boxes and no surprises in the field — just steady, coordinated progress your team can see the whole way through.

  1. 01

    Concept

    We review the program, the architecture, and the site, then establish the loads, system concepts, and space requirements. System narratives and preliminary sizing give the design team what they need before geometry gets locked in.

  2. 02

    Design

    We develop the mechanical, electrical, plumbing, and fire-protection systems into calculated, specified, permit-ready construction documents. Equipment is selected, feeders and pipes are sized, and every choice traces back to a load, not a guess.

  3. 03

    Coordinate / BIM

    Everything lands in a single Revit model and gets clash-checked against structure and architecture. Conflicts are resolved on screen with the whole team, so what reaches the field is buildable, tight, and free of the surprises that blow up schedules.

  4. 04

    Commission

    During construction we review submittals and RFIs, then functionally test each system against the design intent. The owner receives a commissioned building that runs the way the energy model promised — verified, not assumed.

Questions

Before you get in touch

Yes. We design in Revit at LOD 300+ and coordinate our systems against the architectural and structural models throughout design. We can run Navisworks clash detection and join your BIM 360 / ACC environment, so what the trades receive is a genuinely coordinated model rather than 2D drawings redrawn in 3D.
