Overview
Full MEP design for a 32-story office tower targeting LEED Gold and best-in-class operating cost.
The brief
The developer wanted premium leasable area, but the code-baseline HVAC scheme ate two floors of mechanical space and pushed energy use well past their pro-forma.
Our engineering approach
We modeled the building energy from the envelope up, switched to a variable-refrigerant-flow and dedicated-outdoor-air scheme with heat recovery, and consolidated risers so plant shrank to a single level.
The outcome
Modeled energy use came in 42% below the ASHRAE 90.1 baseline, freed a full floor of rentable area, and the project certified LEED Gold on the first review.
